Acquisition Criteria

SanGia Capital Management is a New Jersey–based commercial real estate investment firm focused on acquiring industrial and outdoor-oriented assets that offer durable cash flow and long-term value creation. We target opportunities that align with our disciplined, opportunity-driven investment strategy across select U.S. markets.

Target Asset Types

We focus on industrial and outdoor storage real estate, including:

  • Outdoor storage and industrial yard facilities

  • Contractor, equipment, and bulk material yards

  • Logistics, transload, and service-oriented properties

  • Heavy equipment sales, service, and rental facilities

  • Vehicle, fleet, truck, and bus parking sites

  • Industrial service and maintenance facilities

Each asset is evaluated based on location, functionality, and long-term demand fundamentals.

Target Markets

SanGia Capital Management prioritizes assets located in supply-constrained and strategically positioned markets, including:

  • Major metropolitan areas and infill submarkets

  • Properties near highways, ports, rail hubs, and airports

  • High-density regions with strong industrial demand drivers

Our market focus emphasizes accessibility, zoning advantages, and barriers to new development.

Investment Parameters

We maintain flexibility in transaction structure and asset profile:

  • Purchase Price: $3 million to $100 million+

  • Structure: Single-asset and portfolio acquisitions

  • Lease Terms: Short- and long-term leases

  • Opportunity Types: Stabilized assets, value-add properties, vacant sites, development opportunities, build-to-suit projects, and sale-leaseback transactions

This approach allows us to adapt to evolving market conditions and unique investment opportunities.

Tenant & Lease Profile

We acquire both single-tenant and multi-tenant industrial assets:

  • Single-Tenant: Stabilized or vacant properties under net or gross lease structures, including assets requiring capital improvements

  • Multi-Tenant: Properties with multiple tenants and varied landlord responsibilities, including maintenance, taxes, insurance, and common area expenses

Our underwriting emphasizes tenant quality, lease structure, and income durability.
